This is a time to put sentiment aside and take a realistic look at your home’s value in comparison with similar homes in the area. Keep in mind that not all money spent on improvements can be recovered when the home is sold. Don’t believe someone who flatters you with an above-market price just to get the listing. Pricing a home right from the beginning makes it more marketable and is generally less expensive than starting too high to begin with.
